St. Louis County Senior Tax Freeze Program

The St. Louis County Senior Property Tax Freeze Program is set to open applications on October 1, 2024, with a deadline of June 30, 2025. The program allows eligible seniors to freeze the real property tax amounts on their primary residence, helping ease the financial burden of rising taxes.

To qualify, applicants must meet the following criteria:

  • Be 62 years of age or older.
  • Provide proof of ownership of the property.
  • Reside primarily in the property for which they are applying.
  • Only one member of the household may apply, and only one primary residence can be claimed.

Applicants need to provide the following documents to verify eligibility:

  • Proof of identity and age: This may be a state-issued driver’s license, ID, or birth certificate.
  • Parcel Identification (Locator) Number: This can be found on the Assessor’s website.
  • Proof of ownership: This can be a warranty deed, quit claim deed, grant deed, or survivorship deed. You can obtain a copy from the Recorder of Deeds either online or in-person at the Clayton Government Building.
  • Proof of residence: This can be a state-issued driver’s license, ID, passport, voter registration card, or motor vehicle or driver’s license renewal card.

Applicants who have their property in a Trust must provide copies of Trust documents, proving they are a Trustee or Beneficiary of the property. Properties owned by a corporation or LLC do not qualify for this program.

Notably, the program has no income or property value restrictions, making it accessible to more seniors in the county. Applicants must renew annually, and successful applications will apply to the 2025 tax year.

Seniors meeting the eligibility criteria have until June 30, 2025, to apply for the base year 2024. The first year the “credit” will be realized is on the 2025 tax bill.

Starting October 1, St. Louis County employees will be available at multiple locations to assist with the application process during business hours at:

  • Clayton Administration Building – 41 South Central Avenue, Clayton, MO 63105 
  • Northwest Crossing – 715 Northwest Plaza Drive, St. Ann, MO 63074 
  • South County – 4554 Lemay Ferry Road, St. Louis, MO 63129
  • West County – 74 Clarkson Wilson Center, Chesterfield, MO 63017
